Provide a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Until the DDO is approved Zoning cannot approve this plan. The perimeter yard setback from the proposed residence to the west property is not correct and should be show as 10’-0” or ¾” (H) Height of the exterior wall as measured from design grade to the highest point of the wall, greater of the two measurements. Based on a wall height of 9’-6” the required perimeter yard setback from the proposed SFR to the west property lines is 10’-0”, proposed perimeter yard setback is 8.69’ (UDC Table 6.3-2.A). A Design Development Option (DDO) must be submitted and approved to reduce the required setback. 2. The setbacks listed under code review do not appear to be correct. Based on a wall height of 13’-9” shown on the model plan the required perimeter yard setback to the north property line would be 10’-4”. The required setback for the south, front street is 20’, UDC Article 6.4.5.C.1.a. Based on a wall height of 9’-6” the required perimeter yard setback to the west property line is 10’-0”.

02/29/2024 Zoning Modifications - DDO REQUIRES RESUBMIT A revised Design Development Option (DDO) application has not yet been resubmitted.

The submitted plan set indicates that the side (west) perimeter yard is proposed to be reduced from 10'-0" to 8'-8". However, the submitted DDO application indicates that a reduction of the side (east) perimeter yard is proposed from 6'-4" to 5'-0". Clarify which perimeter yard is proposed to be reduced.
