This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. Remove the setback lines as the required setbacks shown to the north and west property line are not correct.

2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Based on a wall height of 9’-6” the required perimeter yard setback from the proposed SFR to the west property lines is 6’-4”, proposed perimeter yard setback is 5’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback. 10/26/2023 Zoning Modifications - DDO REQUIRES RESUBMIT The Zoning Review Section has indicated that a Design Development Option (DDO) is required to reduce the side perimeter yard. If a DDO is pursued, submit a completed application as "Additional/Supporting Documentation" under permit number TC-MDP-1023-01661.
