This comment was not addressed. Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the O-3 zone (UDC 4.7.15). A duplex is a permitted use in this zone (Table 4.8-3).

1. The lot coverage calculation is not correct. As this site boarders on a street, 22nd, that is designated on the COT MS&R map as an Arterial all vehicle maneuvering shall be on site. Clearly show how a vehicle will turn around on site without backing out into the right-of-way and include the entire maneuvering area in the lot coverage calculation. Per UDC Article 6.4.3.B.3.b vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage.

2. Provide the property dimensions on the plot plan.

3. Provide a dimension from the centerline of 22nd to the curb and a dimension from curb to the property line.
