This site is located in the R-2 zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. The property dimensions are not correct. Review the Oracle Park Addition final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/search?book=04&pg=061, and provide the correct dimensions.

2. The legal description is not correct and should be Oracle Park lot 13.

3. Clarify where the dimension, 13’-0” provided from the face of curb to the west property line came from. Per Construction Plan I-77-033 the distance should be 15’.
