| 08/26/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Claire Leighou, Planner PROJECT: TC-MDP-0826-00657 1080 N CONTZEN AV Model Duplex (1st Review) TRANSMITTAL DATE: 8/26/26 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. This site is located in the C-2 zone (UDC 4.7.21). A duplex is a permitted use in this zone (Table 4.8.6) subject to Use Specific Standards 4.9.7.B.12. Comment: As there is not another residential street that can be directly accessed along the west side of the property, the south edge of the property which faces Williams Street would be treated as the front yard. Per UDC 6.4.5.C.1.a., the minimum front street setback of 20’ is required for single family, duplex, and middle housing projects. Please adjust the site plan to meet the required minimum distance of 20’ from the south edge of the proposed dwelling to the south property line. The rest of the site plan (parking, landscaping, other setbacks, lot coverage, accessible route) looks great! The Unified Development Code (UDC) can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes/Zoning-Code If you have any questions about this transmittal, please contact Claire Leighou at claire.leighou@tucsonaz.gov. Thank you! |
