This property resides within the City of Tucson’s Naylor-Swan Park Wash Undefined shallow flow floodplain and will require a floodplain use permit with Elevation Certificate. The FPU permit is a separate permit that can be submitted for within the sub-records of this Model permit on TDC online. It will be required that the following note be put on the construction documents, "The finished floor elevation of the duplex will be 1 foot 11 inches above the natural grade of the site." It will be required that this note be shown on both the submission to the FPU permit as well as the resubmission of this model permit. If possible, provide a known elevation benchmark for the location of the duplex in the submission for the FPU permit in order to generate an accurate Elevation certificate form the first go around. 2. Per the City of Tucson Inclusive Home Design Ordinance: https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf, all new dwellings and units have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. Draw, dimension, and label an accessible route from the driveway, sidewalk, or street to an accessible entrance. A single-family residence (SFR) and accessory dwelling unit (ADU) are permitted uses in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10 for the SFR and 4.9.7.B.6, 8, & 9 and 6.6.3 for the ADU. Plan review for the above referenced single-family residence and accessory dwelling unit has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PLANS AND ELEVATIONS OR DRAWING SET: 1. COMMENT: Refer to Site Engineering review comment regarding an accessible ADA path for both the SFR and ADU (can be connected-shared) via the Inclusive home ordinance.
