TRANSMITTAL DATE: December 12, 2025

This site is in the C-1 Commercial Zone (UDC 4.7.20). A single-family residence, attached or detached, is a permitted use in this zone (Table 4.8-4).

This site is in the C-1 Commercial Zone (UDC 4.7.20). An accessory dwelling unit is a permitted use in this zone (Table 4.8-4) subject to Use Specific Standards 6.6.3.

1. COMMENT: The site plan (covering all three parcels; 8047 / 8047 / 8055 E ESCALANTE RD) provided indicates a 25 x 50 ingress egress easement but is missing any recorded sequence number for this easement from the county. Additionally, zoning could not verify this step has been completed with the county as of the date of this review. Complete this step with the county, provide documentation and label the recorded sequence number on the overall site plan as part of the 25 x 50 ingress egress easement label.

2. COMMENT: Update the overall site plan to include the separate parcel numbers and addresses for all six units.

3. COMMENT: Label the height of the fence on the overall site plan.

4. COMMENT: For the individual building permit site plan, add a note that states ‘see separate overall site plan for landscaping, fence locations, accessible pedestrian route and recorded sequence number for 25 x 50 ingress egress easement’ (include overall site plan with individual permit (combine pdf attachments to create one file).

5. COMMENT: As the accessible pedestrian path was not drawn on this permit, the driveway graphic outline hasn’t been updated yet to match the overall site plan. Update driveway outline accordingly.

6. COMMENT: Complete the address (at the upper left-hand corner of the building permit site plan) to include Units 1 and 2 and label each on the plan.

7. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED:

1. Corrected building permit AND Corrected overall site plan (two separate sheets but saved as one combined PDF file)
2. County recorded sequence number
3. Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.
