TRANSMITTAL DATE: September 6, 2024

This site is located in the HO-3 zone (UDC 4.7.12). A single-family residence (SFR) with an Accessory Dwelling Unit (ADU) is a permitted use in this zone (Table 4.8-3). See Use-Specific Standards 6.6.3.

1. Under the Building area you list “EXISTING COVERED AREA: 1,089 SF”, clarify if this is the existing dwelling or not.

2. Provide a setback dimension from the northwest corner and midpoint of the north wall of the proposed ADU to the north property line.

3. Based on aerial photos the covered porch shown attached to the rear of the existing residence was expanded some time after 2010. Zoning was not able to find approved permit documents for this expansion. Either provide copies of the approved permit documents or submit a separate permit for the expansion. Zoning will not be able to approve this permit until the porch expansion is addressed.

COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).

The minimum setback is the greater of ten (10) feet, or three-fourth (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-3.A).

1. Based on a wall height of 13’-6” the required perimeter yard setback from the proposed ADU to the north and east property line is 10’-2”. The north wall of the proposed ADU does not run parallel to the north property line and no setback was provided from the closest corner, northwest corner, or from midpoint of the north wall for the average distance to the north property line was not provide. Proposed distance from the northeast corner of the ADU is 4’-7”. Proposed setback from the proposed ADU to the east property line is 2’-0”.
