Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). 1. Provide elevation measurements for Next Upstream Manhole cover and Finished Floor Elevation. Provide Backwater valve protection as/if required. Where the finish floor elevation is less than 12 inches above the elevation of the next upstream manhole cover in the sewer, a backwater valve shall be installed in the building drain or branch of the building drain serving that floor. 2. Provide the size of the existing building sewer line that to verify code compliant capacity, P3005.4.2. 3. Provide the water pipe diameter between the meter and both shut off valves in compliance with P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units. A single-family residence (SFR) with an Accessory Dwelling Unit (ADU) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. 1. Per UDC Article 6.6.3.B.5 For lots equal to or greater than 6,500 square feet, the accessory dwelling unit is limited to 10% of the lot size, not to exceed 1,000 square feet of gross floor area. Based on a lot size of 7,500 sq. ft. the proposed 1,000 sq. ft. ADU exceeds the allowed 10% or 750 sq. ft. A Board of Adjustment for Variance will need to be submitted or revised the permit to a 2nd dwelling unit not an ADU. 2. Per UDC Article 6.6.3.C Detached accessory buildings, including ADUs, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment for Variance will need to be submitted or revised the permit to a 2nd dwelling unit not an ADU. 3. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. The proposed ADU exceeds the allowed 50%. A Board of Adjustment for Variance will need to be submitted or revised the permit to a 2nd dwelling unit not an ADU.
