| 11/01/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: Paul Camarena PDSD Zoning Review Section PROJECT: TC-MDP-0823-01470 1315 S OSBORNE AV Zoning R-3 TRANSMITTAL DATE:November 1, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1.COMMENT: Zoning acknowledges the use of 6.4.5.B.5 “Where an unbroken section of a wall or a building is not parallel with the lot line , the required perimeter yard may be applied to the average width; however, such perimeter yard shall not be narrower at any point than half the required width, nor narrower at any point than three feet. (See Figure 6.4.5-A.)” The greatest setback (north) is 14’11” from the property line and the lowest point (south) is 10’ from the property line. That puts the average setback at approximately 12.5’ which does not meet the 20ft required average setback. Per UDC section 6.4.5.C.1 The minimum required front street perimeter yard is 20 feet measured from the street property line. The proposed is 10’, a Design Development Option (DDO) will need to be processed and approved to reduce the setback. The completed application shall be submitted as a PDF under assigned permit number .
