A grading permit will be required for this development. Since both 1119 and 1115 E Fort Lowell are on the same parcel, they can be submitted under the same grading permit. The grading permit must be applied for under the development package application type on the TDC Online portal and must include an estimate for the cut and fill earthwork quantities for raising the building pads above the BFE. Fort Lowell Rd. - O-3 New SFR (2nd Review) TRANSMITTAL DATE:September 6, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the O-3 zone (UDC 4.7.15). A single-family residence is a permitted use in this zone (Table 4.8-3). 1. The perimeter yard setbacks shown for the Side & Rear are not correct. Per UDC TABLE 6.3-3.A: DIMENSIONAL STANDARDS FOR THE O-1, O-2, & O-3 ZONES, O-3 Zone, Res Use to Res or Nonres Zone the required perimeter yard setback is 10' or ¾(H) = Height of the proposed exterior building wall, the greater of the two dimensions applies. Based on a wall height less than 13’-4” the required perimeter yard setbacks should be 10’-0”.A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/planning-amp-zoning/2019_ddo_for_setback_and_height_udc.pdf . The completed application shall be submitted as a PDF under assigned permit number. All vehicle maneuvering must be on site. 3. Remove SFR by separate permit from the site plan, Please provide approved lot split from COT, provide demolition permit for the structure.
