A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Per UDC 7.6.8.A.-B. provide either one additional tree in the front setback or substitute 5 shrubs in the front yard only if there are site constraints. (This is the same tree requirement listed in the 08/10/26 Comment 1 for TC-MDP-0726-00610). 2. Provide the width of the ADA pathways leading to Alturas St. 3. Provide the 10’ side street setback along Alturas St. 4. Relabel the alley to the south as ‘Alturas St’ per the Grant Road Park subdivision, recorded November 7, 1936 NOTE: Ref. Book 31, Page 1 Maps and Plats. 5. For the next review cycle, include: a. Response letter addressing all staff comments b. Corrected site plan 6. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review. Please also coordinate the installation of the proposed new 5/8-inch water meter with Tucson Water New Services. |
