A Comment Response letter is required. Please address all reviewer’s comments in a separate document with all required documents for resubmittal.

Residential Engineering Comments:
1. An existing development package (DP) for site/grading must be withdrawn and have fees paid: DP21-0310. The owner is associated with the DP (DP21-0310) and can pay the fees and request to withdraw on TDC-Online.tucsonaz.gov. For more information or clarification, please contact CDRC@tucsonaz.gov.
2. Note, walls in the easement may be removed or relocated by any utility/entity requiring access at the owner’s expense.
3. Middle Housing is subject to use-specific standard 4.9.7.B.12. Per 4.9.7.B.12, front yards are permitted one driveway no more than 20 feet in width and no more than 400 square feet of additional vehicular use area. The current plans show more than 400 square feet of additional vehicular use area (any area north of the 20ft driveway) in the front yard. Please adjust the plans to conform with 4.9.7.B.12 by reducing the size of the vehicle use area in the front yard
2. If the four required parking spaces cannot fit on site, 4.9.7.B.12 also allows on-street parking to count towards the required parking. Alternatively, the required parking can be waived if the site is within ¼ of a public transit route or a bikeway. Add a note on the site plan if either of these options are utilized. https://middle-housing-cotgis.hub.arcgis.com/pages/Parking-Waiver-Eligibility

Model Duplex

TRANSMITTAL DATE: 09/10/2026

This site is located within the R-3 Zone (UDC 4.7.12). Middle Housing is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards R-3: 4.9.7.B.6, 11- .14

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, and a response letter indicating how all Site Zoning comments were addressed.
1. (Comment) Middle Housing is subject to use-specific standard 4.9.7.B.12. Per 4.9.7.B.12, front yards are permitted one driveway no more than 20 feet in width and no more than 400 square feet of additional vehicular use area. The current plans show more than 400 square feet of additional vehicular use area (any area north of the 20ft driveway) in the front yard. Please adjust the plans to conform with 4.9.7.B.12 by reducing the size of the vehicle use area in the front yard. It looks like the additional vehicle use area is around 560 square feet currently.
2. (Comment) If the four required parking spaces cannot fit on site, 4.9.7.B.12 also allows on-street parking to count towards the required parking. Alternatively, the required parking can be waived if the site is within ¼ of a public transit route or a bikeway. Add a note on the site plan if either of these options are utilized.
3. Please move the two southmost trees to be 5-feet from the proposed concrete driveway or include a root barrier per UDC 7.6.8.7
