Residential Engineering Comments:
1. The following review comments are the same for model template permits: TC-MDP-0726-00584 & TC-MDP-0726-00585.
2. The parcel for the proposed duplexes as listed above are not related to the issued development package (TD-DEV-1124-00311), issued commercial building permits (TC-COM-0325-00529, TC-COM-0325-00533, TC-COM-0325-00535, & TC-COM-0325-00538) nor expired utility permit (TC-UTL-0725-00056). Please provide explanation in Comment Response how these projects will be addressed and/or withdrawn. A change in scope from commercial development to Residential Middle Housing will require the above permits to be withdrawn. For assistance with the above permits please contact CDRC@tucsonaz.gov.
3. The exterior accessible route is noted; however, it does not appear to connect to the driveway or sidewalk with the appropriate width (4’). Connectivity with accordance of 2017 ICC A117.1 Sections 402 and 403 and City of Tucson Inclusive Home Design Ordinance will be required.
4. Existing tree (Keynote 17) will interfere with access to rear parking spaces – either move Building 1 further south, or remove the tree to allow access. Additionally, all parking may be located between the two duplexes.
5. Note: all work completed in the ROW requires a separate ROW permit.
6. Note: TFD Review indicates compliance with 2024 IFC Chapter 5 requirements.

07/27/2026 TW New Development Review Fast REVIEW COMPLETED Tucson Water has no objection to the proposed development at 216 E. Yavapai Road, Building 1. Two 5/8-inch water meters are approved under this plan. The two additional 5/8-inch water meters proposed for Building 2 will be reviewed and approved separately under TC-MDP-0726-000585.

The parcel is currently served by an existing 3/4-inch water meter, ERT No. 79833680. If the existing meter is intended to be used as one of the two meters for Building 1, please contact Tucson Water New Services to coordinate the required meter change. Please also contact Tucson Water New Services when requesting the approved new meter.
