A duplex is a permitted use in this zone with the following use specific standards: 4.9.7.B.6, .8, .9 & .12. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. (Comment) The lot coverage calculation is not complete. The lot coverage calculation should include vehicular use areas, which are any area used for the maneuvering and storage of vehicles. Please show and dimension this area on the site plan, and indicate the total vehicular use area square footage in the lot coverage calculation. 2. (Comment) Per UDC 4.9.7.B.12, front yards are permitted one driveway no more than 20 feet in width and up to 400 square feet of additional vehicular use area. The proposed gravel parking area appears to be larger than 400 square feet. Please reduce the size of the gravel parking area to meet UDC 4.9.7.B.12. 3. (Comment) Clearly indicate the lot dimensions on the site plan. 4. (Comment) Provide setback measurements from the proposed structure to all applicable property lines. 5. (Comment) Per UDC 7.6.8, all new residential developments consisting of 1-4 units require basic native, drought resistant landscaping to be added to the site plan. a. Per UDC 7.6.8.A.1, one canopy tree is required for every 1,000sqft of GFA of the development project. This project will require 3 canopy trees. b. Per UDC 7.6.8.A.2, 5 feet of vegetative groundcover is required for the width of the front yard, minus the width curb cut. As there is no curb cut indicated on the plan, and the front property line is 115’, this project will need at least 575sqft of vegetative groundcover in the front yard. Please show and dimension this area on the site plan. c. Provide plant species for both the vegetative groundcover and canopy trees to ensure that they are ADWR Low Water Use approved plant species.
