3. The side of the carport is shown as 1 foot from the property line. The carport requires a 1-hr fire rated wall assembly along this side of the carport, from ground to the underside of the roof sheathing. Or move the structure out of the 3 foot fire separation zone. 4. Exterior structures with a fire separation distance less than 3-foot to the line of separation from the property line, requires not less than one-hour fire-resistive construction. TRANSMITTAL DATE: August 15, 2024

Please resubmit revised drawings detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Provide the required height dimensions on the elevations.

1. The floor plan for the 605 sq. ft. ADU provided in model plan TC-MDP-0223-00619, does not match the footprint shown on the plot plan. Until this comment is addressed perimeter yard setback requirements cannot be verified.

2. Show the 5’ utility easement that runs along the east property line.

3. The south and east property dimensions are not correct.

4. The proposed neighbors setback waive does not apply to the ADU and a Design Development Option (DDO) will need to be submitted and approved to reduce the required setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration. 5. Based on aerial photos the carport shown on the plan shows up sometime after 2014. Zoning was not able to find approved permit documents for this carport. One of the following will need to be done, 1) Provide approved documentation for this carport, 2) Submit building plans and secure a permit, or 3) show the carport to be removed. I you elect to secure a permit for this carport clarify if this carport is attached or detached to the residence & provide perimeter yard setback dimensions from the post supporting the carport to the north property line. Additional comments may be forth coming.

6. The north side allowed 5’-9 1/4” setback listed under Project Information is not correct and should be 6’-0” required.

7. The north side proposed setback listed under Project Information remove the reference to a “SIGNED NEIGHBOR SETBACK WAIVE ON SHEET G1.2” as it is not applicable.
