This site is located in the R-1 zone (UDC 4.7.8). A single-family residence with an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. 1. This comment was not addressed. An ADU with the dimensions you provided in the comment response, 32’ x 31’-4” equals a 1,002 sq. ft. ADU not a 605 sq. ft. ADU. If you are proposing to use the 1000 sq. ft. model the lot coverage will need to be revised. The floor plan for the 605 sq. ft. ADU provided in model plan TC-MDP-0223-00619, does not match the footprint shown on the plot plan. Until this comment is addressed perimeter yard setback requirements cannot be verified. 2. It does not appear that the north wall height listed on the plot plan is correct. Based on model plan TC-MDP-0223-00619 sheet A2.1 C elevations for the 1000 SF ADU the north wall height is less than 9’-0”.
