TRANSMITTAL DATE: August 9, 2024

This site is located in the RX-1 zone (UDC 4.7.6). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1). See Use-Specific Standards 4.9.7.B.6, .8, & .9.

1. Per approved tentative plat S06-050 General Note 6 a grading plan is required and must be approved prior to approval of this permit. Grading is a separate submittal.

2. Per approved tentative plat S06-050 Rezoning, C9-04-22, Condition 13 clearly delineate the required 3 guest parking spaces on the plan.

3. Remove the reference to “20’-0” PERIMETER YARD SETBACK” along the south property line as it does not apply due the Scenic Corridor Zone, UDC Article 5.3, requirements. Provide a street perimeter yard setback dimension for the right-of-way property line to the proposed SFR so that the requirements of UDC Article 5.3.5.A can be determined.

4. Clarify if the colored elevations shown on sheets 1 and 2 of model plan, TC-MDP-0424-00507, are the proposed colors for this SFR. Provide a color pallet with the paint colors designated, UDC Article 5.3.10.A.
