COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the PAD-15 (UDC 4.7.24). A detached single-family residence is a permitted use in the PAD.

1. Per PAD-15 Section C.2.3.C.7 Table F, page 63, the maximum lot coverage is 80%. Provide a lot coverage calculation that meets the requirement of Unified Development Code (UDC) Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a lot coverage calculation.

2. Per PAD-15 Section C.2.3.C.7 Table F, page 63, the minimum front setback is 5’-0”, proposed setback is 3’-0”. A Board of Adjustment for Variance will be required to reduce this setback.
