We apologize for the delay. We noticed some conditions on your development that will require attention. It required the City to take a closer look and analyze, below are the issues that will need addressing:
1. The development comprise of two parcels. It has one HCS connection, as a result the sewer line crosses the property line in between the two parcels. It also has one irrigation water meter and that water line also crosses the property line. The electrical line coming from the north seems to be crossing the property line as well.

As you are aware, utility lines cannot cross property lines. Possible solutions are: A.) One solution would be to combine the two properties into one parcel. Of course this will involve revising the Development Plan. A new survey would need to be generated containing the new configuration and be recorded with the Recorder' Office. Of course the deed would have to be corrected as well. B.) Draft legal documents to put in place utility easements giving the East parcel access through the West parcel. This would apply to the sewer line, irrigation line and possibly the electrical line. The deed would have to be corrected as well. C.) Sever the sewer line from the West parcel and install a new HCS just for the East parcel. A new irrigation water meter would also be required for the East parcel severing it from the West parcel. NOTE: Luckily, the development has two water meters with the assumption that your plumber used one meter for just the West parcel, not crossing the property line and one water meter for the East parcel, not crossing the property line.

2. Thank You for identifying Apartment House #3101 in Building-3 as the Type A fully accessible dwelling, this will be for the East parcel. Did you also have one Type-A fully accessible dwelling for the West parcel? If you do not, this can be remedied by having two Type-A dwellings in the East parcel. Please confirm that the rest of the dwellings are Type-B dwellings. Of course the Model Permit drawings will have to be revised to reflect this. Identify which one is the Type-A and identify the rest of them as Type-B.

3. We wanted to make sure that we checked and re-verified these items multiple times with my Chief Building Official. We Thank You for your patience and your willingness to work with us towards a solution.
