09/21/2023 Commercial Structural REQUIRES RESUBMIT 1. Comment No 1: The items listed in your comment have already been performed. The lots are combined and the parcel is all one address: 517 E Calle Arizona. The approved Development Plan is DP22-0278. I am attaching a copy of the approved DP to this submittal. RESPONSE: My Chief Building Official Juan Garcia and Zoning Nick Ross just informed me that you are now in the process of applying for Consolidation of Parcels. Thank You, the Receipt for Request to Consolidate should be coming to you, if you don't mind please submit this document along with the Survey Drawing that was received/approved by the Recorder's Office. We will be able to use these documents and allow you to proceed. 2. Comment 2: This comment was previously responded to in an earlier review. The comment indicated that one of the 18 units had to be accessible. That was identified and responded to. It should also be noted that the approved Model Flor Plan for these buildings consists of 4 units. One of the four units in every building is accessible. RESPONSE: Thank You for submitting the Site Plan for Building 4, however per your statement above one accessible Type A unit is not identified, please identify it & label it as Type A unit (similar to what you did in building 3). Please add also a note that the rest of the units on building 4 are Type B units. Please do the same for the other buildings complying to your statement above as every building are accessible. 3. As mentioned previously, this is an item that I closely checked and re-verified with my Chief Building Official and how this requirement is enforced. May we suggest to revise the Model Permit, identify which unit is Type A and label the other units in the building as Type B units. This way, when the model drawings are used for another site they are already identified as such with no confusion. 4. My Chief Building Official and Zoning Nick Ross also discussed revising the Development Plan Permit. As I understand you will submit a revision to the DP to reflect the parcels as being combined. 5. Please re-submit.
