COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence with an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9 & 6.6.3.

1. Provide a full floor plan for the main dwelling so that the requirements of UDC Article 4.9.7.B.7 can be determined.

2. Per UDC Article 6.6.3.B only one (1) ADU is permitted per parcel. That said, this is the second permit submitted TC-MDP-0723-01218 & TC-MDP-0723-01237 where the description states ADU Model Plan. Zoning acknowledges that the plan states “MODEL PLAN KITCHEN TO BE REMOVED” but the application needs to be revised to show sleeping quarters.
