This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. This calculation shall provided a breakdown of building sf and vehicle use area whether improved or unimproved. b. Provide a dimension from the centerline of Stearn Lake Rd. to the face of curb, where pavement meets the concrete curb, and from face of curb to north property line. Per Construction Plan I-72-059, sheet 9, found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-72-059, the distance from centerline to face of curb is 15’ and from face of curb to the north property line is 10’. c. Per the Lakecrest No.4 final plat, found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/2754, there is a 1’-0” No Access Easement that runs along the east property line. Show this easement on the plan and label it. 2. The drawing index provided on the plan is not correct. 3. Until demo permit, TC-DMO-0625-00130, is approved by all review agencies Zoning cannot approve this permit.
