Please include the following information and dimensions on the overall site plan and the site plan for individual lots: ingress/egress access easement with recorded sequence number, TEP access easement. b. Show lot measurements that match the recorded land division (when complete). c. Call out material and dimensions for parking spaces. d. In the comment response letter, please explain how accessible route, per inclusive home design, will not be disrupted/blocked by parking. Cassidy, Planner Planning & Development Services Department – Current Zoning Review Section PROJECT: TC-MDP-0625-00346 – Residential Building – Duplex SFR & ADU (Model master plan TC-MDP-1224-01416) 944 W 34TH ST TUCSON, AZ 85713 (R-1 Zoning) Site Plan Review – 4th Review TRANSMITTAL DATE: January 15, 2026 This site is in the R-1 Residence Zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 for 1 unit; 4.9.7.B.1 - .9, & .11 for 2 units (min. 10,000 sq ft lot size required). This site is in the R-1 Residence Zone (UDC 4.7.8). An accessory dwelling unit is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. Plan review for the above referenced single-family residence and accessory dwelling unit (ADU) has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. Zoning cannot move forward with the review for TC-MDP-0625-00346 until TD-DIV-1225-00108 has been approved. Any changes from that approval will need to be transferred on the all the documents associated with this permit. 2. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: 1. Updated building permit once Minor Subdivision is revised and approved. 2. Provide a detailed response letter (clarification narrative) with your submittal that clearly shows how you have addressed all Zoning comments. 3.
