A single-family residence (SFR) with an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments. 1. Based on the “FRONT YARD SETBACK 20 FT” shown along 13th St. the proposed ADU #1 is located within the front yard. Per UDC Article 6.6.3.C and ADU is not allowed in the buildable area extending the full width of the lot between the principal building and the front street lot line. A Board of Adjustment for Variance will need to be submitted and approved for ADU #1 to be permitted as shown on the plan. 2. Per UDC Article 6.4.5.C.1.b where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet, as measured from the street property line. The “SIDE YARD SETBACK 6FT OR 2/3H” shown along Warren is not correct and should be either 20’ or 10’. If you change the setback shown along Warren to show the 20’ setback and the 10’ setback shown along 13th ADU #1 would not be considered in the front yard as stated in comment 1. Either way you label the street perimeter yard setbacks ADU # 2 will be located within the front yard and requires a Board of Adjustment for Variance. 3. Per Construction Plan I-531 sheet 8, found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-531, the 30’-6” ½ R.O.W. shown for 13th is not correct and should be 30’ Also, provide a dimension from centerline to face of curb and from face of curb to the south property line. Per Construction Plan I-531 sheet 8 the distance from centerline to face of curb should be 18’ and from face of curb to south property line should be 12’. 4. Per Construction Plan I-531 sheet 13, found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-531, the 30.5’ ½ R.O.W. shown for Warren is not correct and should be 30’ Also, provide a dimension from centerline to face of curb and from face of curb to the south property line. Per Construction Plan I-531 sheet 13 the distance from centerline to face of curb should be 18’ and from face of curb to south property line should be 12’. 5. Show ADU #2 as not part of this permit. 6. Based on Model Plan TC-MDP-0624-00720 it appears that the porch is included in the 546 SF shown under the lot coverage. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation.
