Residential Engineering Comments:
1. Accessible route noted and shall conform to 2017 ICC A117.1 Sections 402 and 403 and City of Tucson Inclusive Home Design Ordinance. Water draining from roof shall not interfere with exterior accessible route.
2. Provide vehicle maneuverability and intended vehicle use area material that transitions to proposed exterior accessible route.
3. Note, on-site parking is not a requirement as long as stating where parking may take place (i.e. on the street). No more than 400 square feet of additional vehicle use area (beyond the 20' driveway) is permitted within the front street setback area. The submitted plans currently shows 540 sq ft for parking and maneuverability. UDC 4.9.7.B.12
4. Note, all work in the ROW will require a ROW permit.

06/24/2026 TW New Development Review Fast REQUIRES RESUBMIT Based on Tucson Water GIS records, the existing water main serving this area appears to be located within the alley south of E 4th St, adjacent to the rear of the subject parcel. Please revise the proposed water service/meter layout to connect from the existing alley water main, or provide additional information confirming the proposed service connection location. Water meters and service locations shall be coordinated with Tucson Water New Services.
