Residential Engineering Comments:
1. The property is in FEMA AE Floodplain and City of Tucson Estimated Flood Hazard. A floodplain use (FPU) with elevation certificate permit has been created for this building permit, TE-FPU-0526-00202.
2. Successful submittal approval of a grading permit (DP) and floodplain use permit (TE-FPU-0526-00202) will be required prior to issuance of this building permit.
3. Follow instructions on floodplain requirements for the DP & FPU permit.
***NOTE: ONLY ONE GRADING PERMIT WILL BE NEEDED FOR THE PROJECTS LOCATED AT 1314 E HEDRICK DR (TC-MDP-0526-00334 & TC-MDP-0526-00336).

Changes Required for Building Permit Resubmission:
4. Indicate the 100-yr FEMA floodplain on the site plan.
5. Include the finished floor elevation (FFE) (the minimum FFE was determined to be 2375.73-FT).
6. The new dwelling requires an exterior accessible route that shall conform to 2017 ICC A117.1 Sections 402 and 403 and City of Tucson Inclusive Home Design Ordinance. Water draining from roof shall not interfere with exterior accessible route. Please update site plan to include a general note regarding City of Tucson requirements for Inclusive Design. Show the accessible route on the site plan.

This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Until all Residential Engineering’s comments been addressed Site Planning is unable to approve this permit. Please do not resubmit this permit ( TC-RES-0526-00336) until the Floodplain Use Permit has been issued. The FUP permit must be attached with the resubmittal materials for TC-RES-0526-00336.

2. Specifically related to required groundcover, please demonstrate how landscape requirements have been met inside property lines, including the following:

a. Provide the required groundcover square footage: street frontage length – curb cut X 5. If applicable, subtract existing groundcover.
b. List the plant species
c. Note the preferred watering method.

3. Per the City of Tucson Inclusive Home Design Ordinance (https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf), all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. Draw, dimension, and label a 4’- wide accessible route from the driveway (or apron), sidewalk, or street to an accessible entrance. Ensure the route meets accessibility standards as articulated in Sections 402-404 of the ADA Accessibility Standards (https://www.access-board.gov/ada/chapter/ch04/). See TSM 7-01.4.3 for specifications, including slope and composition materials.

4. Make the ADU being reviewed more visible, such as labeling it “This Permit” with an arrow pointing to it, for example.

5. If the fencing is to be permitted under this permit, please provide this detail in the Project Scope.

6. For Unit 2, provide a note that this is being reviewed separately through Permit TC-RES-0526-00334.

7. Please include a response letter addressing all comments from the applicable departments.

8. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
