| 07/23/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Roxanne Johnston Planner PROJECT: TC-MDP-0526-00287 3650 S 9th Av., Unit 1-3 AZ 85713 Triplex (2nd Review) TRANSMITTAL DATE: 07/23/2026 This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Label the project Middle Housing. Showing a parking plan on the site plan is unnecessary if this project is Middle Housing. Middle Housing parking is waivable as the site is located within a ΒΌ radius from a public transit route and approved bicycle pathway. This includes the Liberty Bicycle Bld, and the Number 16 Oracle/S. 6th Av public transit route and the Number 11 Alvernon/Ajo public transit route. UDC 4.9.7.12 is an addition to the new code amendment (link shown below under Ordinance No. 12219, an amendment to the UDC) which states " Front yards are permitted one driveway no more than 20 feet in width and up to 400 square feet of additional vehicular use area.β This allows for up to 2 parking spaces in the front yard, only β (with extra square footage), with the other 400β being used for maneuverability only. The site plan provides an excess of 140 sf parking which is not allowed. If keeping the 400 sf of parking, please revise the lot coverage on the site plan. 2. On the site plan, please show where these shrubs will be located and their names. The shrubs replacing the tree can double as the groundcover requirement providing that these shrubs, at maturity, cover the required 150 sf. Please note that the shrubs/groundcover areas may overlap with the mesquite tree located in the front yard as shown in the examples found at https://middle-housing-cotgis.hub.arcgis.com/pages/Residential-Landscaping-Code . 3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review. If you have any questions about this transmittal, please contact Roxanne Johnston at roxanne.johnston@tucsonaz.gov . |
