Site Engineering Comments:
1. This project lies within a recognized floodplain and requires a Floodplain Use Permit (FUP). Please start a new FPU at our permit application web page: https://tdc-online.tucsonaz.gov/#/home
2. Site engineering will be unable to approve the associated building permit TC-MDP-0525-00314 until the associated Floodplain Use Permit (FPU) is reviewed and issued.
3. For the resubmitted plans, ensure that the Finished Floor Elevation is notated on the site plans.
Note: An elevation certificate will be required to complete the FUP application. The base flood elevation for the Duplex unit site is 2406.2 ft which requires a finished floor elevation (FFE) of 2407.2 ft for the Duplex unit.

PROJECT: TC-MDP-0525-00314
3010 N COUNTRY CLUB RD . – C-1
New Duplex (1st Review)

TRANSMITTAL DATE: July 3, 2025

COMMENTS: Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the C-1 zone (UDC 4.7.20). A single family residence (SFR) is an approved use in the zone (UDC Table 4.8-4).

1. Based on the Farmington Addition final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/1369, there is a 20’ building setback line that runs along the west property line and a 5’ aerial easement that runs on the east end of the property. Show the setback line and easement on the plan.

2. As Country Club is designated as an arterial on the COT MS&R map with a future half right-of-way of 50’, show the future right-of-way line, future curb and sidewalk fully dimensioned based on the COT MS&R plan found at: https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/msr.pdf.

3. As Country Club is designated as an arterial on the COT MS&R clearly demonstrate that a parking vehicle can turn around on site without backing out into the future right-of-way. All vehicle maneuvering must be on site.

4. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage.

5. Provide a setback dimension from the proposed duplex to the east property line.

The Unified Development Code (UDC) can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes/Zoning-Code.
