| 06/17/2025 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-MDP-0525-00313 8055 E ESCALANTE RD. – C-1 SFR w/ Attached ADU (1st Review) TRANSMITTAL DATE: June 17, 2025 Provide a detailed response letter with your next submittal that clearly shows how you have addressed all Zoning comments. This site is located in the C-1 zone (UDC 4.7.20). A single-family residence (SFR) with an attached accessory dwelling unit (ADU) is a permitted use in the zone (UDC Table 4.8-4), subject to Use Specific Standards 6.6.3 1. The lot coverage does not appear to be correct and does not include the entire vehicle access to the parking shown on the plan. Also the lot coverage shall be based on the future ROW, see comment 4 below. 2. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10, 1” =20’. 3. Provide the legal description, “LAKESIDE NO 2 E50' W1050' S235' BLK 2” on the plot plan. 4. Escalante Rd. is designated as an Arterial on the COT MS&R Map, found at, https://www.tucsonaz.gov/Departments/Planning-Development-Services/Development-Tools-Resources/Plans#section-5and has a future right-of-way of 150’. As the existing (ROW) is not at the full 150’ ROW show the future ROW line along with the future curb and sidewalk fully dimensioned based on the road cross section found on page 15 of the COT MS&R Plan found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Development-Tools-Resources/Plans#section-5. 5. As Escalante Rd. is designated as an Arterial on the COT MS&R Map clearly demonstrate that a parking vehicle can turn around on site with out needed to back out into the ROW. 6. Per UDC Table 6.3-4.A the minimum perimeter yard setback from the SFR/ADU to the west property line is 10’-0” or ¾ (H), greater of the two. Based on a wall height of less than 13’-4” the required perimeter yard setback is 10’-0”, proposed setback is 6’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
