This site is located in the R-1 zone (UDC 4.7.8). A single-family residence w/ an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. 1. This comment was not addressed. Until the permit approved Zoning cannot approve these plans. There is a porch structure that appears on aerial photos some time after 2006. Zoning was not able to find approved permit documents for this structure. Either provide approved permit documents of a separate permit will be required to be submitted and approved prior to this permit.
