07/02/2024 | Site Landscape | REQUIRES RESUBMIT | CDRC TRANSMITTAL PLANNING AND DEVELOPMENT SERVICES DEPARTMENT REVIEWER: CHAD KELLER, RLA PDSD SITE LANDSCAPE/NATIVE PLANT PRESERVATION SECTION This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Provide 5-foot minimum separation of the proposed trees and any hardscape (sidewalk). If the trees are within 5-feet of hardscape, then include a construction detail showing root barriers for trees located near hardscape areas. (See Detail 402 located here): https://www.tucsonaz.gov/Departments/Transportation-Mobility/Landscape/Landscape-Architects 2. Show the tree symbols to scale and at mature canopy size. 3. Place the trees so that the roots won’t become a maintenance issue in the future with the meters and water lines running to the buildings. 4. Define the 10-foot landscape border by providing rainwater harvesting basin limits and contouring on the plan. Show a rainwater harvesting schematic detail on the plan sheet for reference. If an example rainwater harvesting schematic detail is needed, let me know and I will provide the detail for your use. 5. Provide additional plant material (low growing shrubs, accents, succulents, cacti, etc.) between the sidewalks and the building to provide definition and visual interest to the site overall. Provide the plant symbols to scale and at mature size. Callout the additional plants on a planting legend. 6. Provide 15-gallon minimum trees and 5-gallon minimum shrubs, accents, succulents, cacti and groundcover. 7. On the property boundaries that have a narrow building setback, look at using a smaller variety of canopy shade tree so that the building foundation won’t be compromised in the future by the roots. An acceptable alternative to the Mesquite is the Desert Willow. There are many cultivars of the Desert Willow, and they are available in the Tucson nursery market. There are other examples of smaller stature shade trees. If you would like to discuss other options, please let me know.
