This site is located in the R-2 zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.
1. As you are providing 5 vehicle parking spaces per UDC Article 7.6.4.B and a PDSD Zoning Administrators determination the vehicle use area is required to meet the requirement of UDC Articles 7.6.4 & 7.4.6, commercial parking, i.e., landscaping, paving, curbing, etc. Zoning recommends that you review the amended UDC, approved April 21, 2023, Table 7.4.4-1 Residential Use Group, Any Single-Family, Mobile Home, or Multifamily Development on a single site with 2-5 units, and revise your plan to only show the required number of parking spaces. 2. The side street, Carlton St., perimeter yard setback is not correct. Per UDC Article 6.4.5C.1.b the required setback to Carlton St. is 10’-0”.
