This comment was not addressed correctly. If you are going to provide paved, curbed vehicle parking area the vehicle use area shall meet the requirements of UDC Article 7.4.6 but for you information commercial parking is required for this site as only two (2) vehicle parking spaces are required, see UDC Table 7.4.4-1, RESIDENTIAL USE GROUP, Any Single-Family, Mobile Home, or Multifamily Development on a single site with 2-5 units. If you are going to provide the paved curbed vehicle use area a back-up spur meeting all requirements of UDC Article 7.4.6.F.4 is required at the north end of this parking area. COMMENT: Per UDC Article 7.4.6.F.4.c A minimum distance of three (feet must be provided between the back of spur and any wall, screen , or other obstruction over six inches in height. Demonstrate on the plan that this requirement is met from the south end of the duplex to the back-up spur shown on the plan.
