The plans callout a wall and gate, provide dimensioned construction details for the proposed new walls and gates proposed. For the keynote, ensure to include intended wall material & height. 2. Unit 1, AZ 85706 SFR (1st Review) TRANSMITTAL DATE: 05/07/2026 This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Please provide a basic project description similar to “New single-family residence.” 2. Include property owner/s name. 3. Highlight or label the SFR so that it is the focus of the plan review and provide a statement that the other unit is being reviewed through a separate permit -two units are shown, but no indication of which unit is under review is provided. 4. Although this application is in relation to a single family residence (SFR), the overall proposal includes an accessory dwelling unit (ADU) which needs to be considered during this review. The proposed SFR will need to be approved and constructed prior to final inspection of the related ADU since the SFR would be the primary structure on the lot. Per Unified Development Code (UDC) 6.6.2.B., an accessory building shall be built only on a lot occupied by a principal building or use. 5. Revise all perimeter setbacks shown on Sheet A.01. Per UDC Table 6.3-2.A, amended via Ord. No. 12219, the front yard setback remains 20’ for the R-1 zoning. The side setback along E Nebraska St. is 10’ and rear and east side setbacks are now 5’. Sheet A.01 shows a 6’ setback for all sides. 6. Revise the parking area within the 20’ front yard setback. UDC 4.9.7.12 is an addition to the new code amendment (link shown below under Ordinance No. 12219, an amendment to the UDC) which states " Front yards are permitted one driveway no more than 20 feet in width and up to 400 square feet of additional vehicular use area.” This allows for up to 2 parking spaces in the front yard, only – (with extra square footage), with the other 400’ being used for maneuverability only. Per UDC 6.6.3.B.3., parking is not required for the ADUs. 7. Revise the Lot Coverage Calculations to reflect the reduction in vehicle use area. 8. Either include details for the walls/fencing (linear feet, height, construction materials) to be included under Permit TC-MDP-0426-00250 (or permit application for the ADU), or apply for a separate fence/wall permit. 9. Submit a landscape plan. This need not be a separate plan and can be demonstrated directly on the site plan. Ordinance No. 12219 went into effect January 1, 2026. This ordinance addresses an amendment to the UDC. Per UDC 7.6.10., landscaping is required for all new single family residential, middle housing development, and accessory dwelling units.
