This letter reflects comments to be addressed. For facilitating a shorter review time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. Provide a response letter addressing each comment with location of change on the plans. Submit the separate response letter and plan set files. Site Engineering Review Comments: 1. The plans callout a wall and gate, provide dimensioned construction details for the proposed new walls and gates proposed. For the keynote, ensure to include intended wall material & height. 2. The plans show the site walls, is a perimeter wall/fence intended as well regarding the Southwestern property boundary? If so, please make that clear on the plan set resubmission. 3. Revise the legal description provided – the property in question is Mortimore Lot 1 BLK 22 4. | 05/06/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Claire Leighou, Planner PROJECT: TC-MDP-0426-00244 5302 S MADISON SV UNIT 1 ADU (1st Review) TRANSMITTAL DATE: 5/11/26 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). An accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. Comment 1: Please include landscaping details on the site plan upon next submittal. Per Middle Housing Ordinance HB2721, new developments require 1 new tree per 1,000 SF of floor area. Since the combined square footage of the three units is 3,334 SF, four (4) new trees would be required for the entire site. Fifty percent of these (2) should be placed in the front yard setback if possible. Ground cover is also a requirement for new landscaping. To calculate the minimum square footage, take the lot width minus the driveway width, and multiply that by 5. Please dimension and label this area on the site plan. Comment 2: Please specify the height of the Site Wall labeled on the site plan. Comment 3: Per Middle Housing Ordinance HB2721, new housing projects are limited to 400 square feet of parking in the front yard, approximately two parking spaces. The site plan currently shows six parking spaces. Please either remove the four parking spaces which exceed the front yard minimum or place them in the side or rear yard. Please note that providing parking for accessory dwelling units it not required, per UDC 6.6.3.B.3. Comment 4: Per UDC 6.6.3.C, detached accessory dwelling units (ADU) are not allowed in the buildable area between the principle building and the front street lot line. Please reconfigure the plans to either place the ADUs in the back yard, behind the primary dwelling, or attach the two accessory units to the primary dwelling. A Board of Adjust variance may also be used to allow the detached structures in the front yard. All three proposed units could maintain their placement if the project was relabeled as a Middle Housing project with three detached single-family units, rather than one primary and two accessory units. Comment 5: Please provide property owner information on the site plan. Clarify this permit is for Unit 1. Please note zoning will not be able to approve this permit until that of the primary dwelling is approved, as accessory dwelling units cannot be built alone, per UDC 6.6.2.B. Additional comments may be forthcoming based on changes to site plan.
