1. A floodplain use (FPU) with elevation certificate permit has been created for this building permit, TE-FPU-0526-00170.
2. Successful submittal approval of a grading permit (DP) and floodplain use permit (TE-FPU-0526-00170) will be required prior to issuance of this building permit.
3. Follow instructions on floodplain requirements for the DP & FPU permit.
4. Each dwelling will require a separate FPU with Elevation Certificate.

5. The current site plan shows two structures, and at the time of this review only one building permit has come in for review (TC-MDP-0426-00241 for units 1 & 2), so these comments are related to that structure ONLY. For the next submittal, identify each structure and its related permit.
6. As a note, exterior accessible route shall conform to 2017 ICC A117.1 Sections 402 and 403 and City of Tucson Inclusive Home Design Ordinance. Water draining from roof shall not interfere with exterior accessible route. Please include a general note on the site plan regarding City of Tucson requirements for inclusive design.

This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Please show the width of the front yard driveway.

UDC 4.9.7.12 is an addition to the new code amendment (link shown below under Ordinance No. 12219, an amendment to the Unified Development Code) states " Front yards are permitted one driveway no more than 20 feet in width and up to 400 square feet of additional vehicular use area.” In theory, 400 sq. ft. will only fit 2 parking spaces. Since the proposal calls for an additional future duplex, 4 parking spaces in total will be required with only two allowed in the front yard setback. Short of redesigning the project to allow for parking along the side or rear yard, it is possible to apply for a parking waiver to reduce or eliminate parking requirements.

Effective Jan. 1, 2026, parking waiver applications are available to development within ¼ mile of a bus line or certain bicycle routes within a mapped area shown in the following link: https://middle-housing-cotgis.hub.arcgis.com/pages/Parking-Waiver-Eligibility . The subject property lies within this mapped area and therefore qualifies for a parking waiver. Approval of the waiver application is a possible solution regarding parking.

2. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
