Tucson Water has a remote meter policy that is newer than the creation of this parcel. I reached out to Tim Rowe from Tucson Water to get comments about the proposed development, his response: Tucson Water does have an issue with TC-MDP-0425-00228, 1476 W El Rio Dr. as the proposed parcel does not have real property frontage onto the public water main in El Rio Dr. The private water line proposed to serve 1476 is within a private easement across the property to the south. This is prohibited by Tucson Water's Remote Meter Policy No. IV-B.08, Eff. 07142009. The house to the east 1468 was allowed to use an easement, because water service to this address was started in 2003, prior to the effective date of Tucson Water's Remote Meter Policy. They could construct a new 4" public water main from El Rio Dr. to approximately 25' inside their property. It would need to be centered within a new water easement granted to the City of Tucson, over the existing 15' ingress/egress/utility private easement on the property to the south (1472) and extend approx. 30' inside the 1476 property.
