This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. COMMENT: The lot coverage does not appear to be correct and shall include the entire driveway from BERMUDA ST to the 360 SQFT 2 car parking shown on the plan. 2. COMMENT: As a dimension from design grade to the highest point of the wall, at the peak, for the rear elevation, was not provided on model plan T22-M0013, Zoning cannot verify the perimeter yard setback to the north property line. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A.
