A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. 1. The property dimensions are not correct. Review Fairview Casitas Lots 1 – 3 final plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__138_1=20230940303, and provide the correct property dimensions. 2. Based on the Fairview Casitas Lots 1 – 3 final plat, there is a no vehicular access easement in the northwest corner and southwest corner of this parcel, show the easement on the plan and provide the recordation information. 3. The plot plan states that the north and south “EXTERIOR WALL HEIGHT” is 9’-0” but as wall height is based on measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A, and the elevations shown on the approved T22-M0013 plans show 9’-6” to design grade., Revise the wall heights.
