Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). 1. Provide the correct Model Template permit number for new units being built. See “Model Plan Notes” #1 on sheet X1 and A1. This provided Model Template permit number does not match the floorplan shown on this site plan. 2. Update the address to include the unit number to match the unit number on the permit. 3. Update “Keynotes to Site Plan Sheet X1” #14. Provide the actual rim elevation measurement of the nearest upstream manhole cover and FFE for backwater valve protection compliance. 4. Provide Backwater valve protection as required. Backwater valve protection: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/building-code/2018_-_irc_amendments.pdf Section P3008.1 Where required. Where the finish floor elevation is less than 12 inches above the elevation of the next upstream manhole cover in the sewer, a backwater valve shall be installed in the building drain or branch of the building drain serving that floor. Lundy Ave. – R-2 New ADU (1st Review) TRANSMITTAL DATE: June 25, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) with an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. 1. Based on the permits listed above you are proposing two (2) ADUs on each lot. Per UDC Article 6.6.3.B one accessory dwelling unit is permitted per parcel developed with a Family Dwelling as defined in Section 11.3.7.A. The proposed two (2) ADUs on a site by themselves is not allowed. 2. The plan as submitted, sharing the vehicle parking between the two parcels, with four (4) units is considered a multifamily development, and will require a development package (DP) meeting the requirements of Administrative Manual (AM) 2-06. 3. This plan states that the square footage for the duplex is 1,920 sq. ft. or 960 sq. ft. for each unit with a lot size of 6,349 sq. ft.
