The amount of old-growth native trees on site, makes it difficult to approve the landscape portion with what was submitted. Or you can move the proposed structure and drive-way to the southern portion of the site where the existing native plant material is not located.

*the easiest way to do this is to delineate a 30% set aside for Natural Open Space. The waiver located here (https://www.tucsonaz.gov/files/pdsd/forms/NPPOapp.pdf) and must be filled out by a licensed arborist or licensed landscape architect.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). 2 dwelling units are a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.1 - .9, & .11.
1. COMMENT: Zoning was not able to find approved documents for the parcel configuration shown on the plan. Provide approved documents that show the parcel shown on the plan.

2. COMMENT: Per UDC Article 4.9.7.B.7 “For all single-family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. Clearly demonstrate that the required parking is in the side or rear yard and that the required dustproofing is provided.
