This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 -.9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) All easements are required to be shown on the site plan. Please draw and dimension the 10’ PUE by the north property line, the 10’ private drainage easement by the south property line, and the 1’ no access easement by the east property line.

2. (Comment) The proposed SFR appears to be within the private drainage easement. Development shall not encroach into a drainage easement.

3. (Comment) Provide the scale that was used for the site plan drawing.
