1. Show a two-way cleanout at the building exterior, at 100’ intervals and at change of direction exceeding 45 degrees, P3005.2.
2. Show a cleanout with the same size as the piping served, P3005.2.5.

3. Where it is necessary to protect a cleanout plug from the loads of vehicular traffic, cleanout assemblies in accordance with ASME A112.36.2M Shall be installed, P3005.2.10.2. Cleanouts along the Ingress/Egress and Utility Easement may be subjected to vehicular traffic.

4. For the purposes of having a water meter, a parcel is required to have a minimum width of 15-feet of frontage on a water main. An easement is not considered to be frontage. This site is located in the R-2 zone (UDC 4.7.9). A Duplex is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. As access is proposed from the North, and a total of 6 units will be served from one access point, a Development Package, conforming to Administrative Manual 2-06 will be required, as this site is now considered a multi-family development:

2. To function as one site, the lot will likely need to be combined with the two northern parcels to create one multi-family development.

3. It may be possible to create an access easement from the southern lot. Please be aware that a Development Package will also be required in that scenario, as the southern parcel is a commercial use, and shared access with a commercial use will necessitate that we consider both parcels to be part of the same site, which is defined as follows:

"The land area consisting of a portion of a lot, an entire lot, or contiguous lots, not including dedicated public property, designated for development as a single entity."
