This site is located in the MH-1 zone (UDC 4.7.10). A single-family residence, (SFR) with an Accessory Dwelling Unit is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3.

1. Per Nelson Mobile Home Estates II final plat there is a 5’’ x 10’ public utility easement located on the northeast corner of this parcel. Show the easement along with the recordation information on the plot plan.

2. Per Nelson Mobile Home Estates II final plat there is an 8’-0” wide drainage and private sewer easement that runs along the west property line of this parcel. Show the easement along with the recordation information on the plot plan.

3. Provide a dimension from the centerline of Stewart Bl. to the face of curb and from face of curb to the east property line on the plot plan.

4. Demo permit TC-DMO-0325-00057 attached to this parcel will need to be approved prior to approval of this permit.
