This site is located in the RX-2 zone (UDC 4.7.7). A single-family residence is a permitted use in this zone (Table 4.8-1). 1. Per the Teresa Terrace final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/search?book=16&pg=026, there are two easement shown on this parcel. A 5’ utility easement that runs along the northern property lines and a 10’ easement that bisects the property. Show these easements on the plan along with the recordation information. It appears that the proposed SFR is on top of the 10’ easement. Either the SFR will need to be relocated out of the easement, or the easement will need to be abandoned, or you will need to provide written permission to allow the SFR within the easement for all entities that have rights to the easement.
