COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-3 zone (UDC 4.7.21). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-4).

1. Per UDC Table 6.3-4.A: for a Residential Use adjacent to Nonresidential Zone the required perimeter yard setback from the proposed SFR to the rear property line is 10' or ¾(H), = Height of the proposed exterior building wall, greater of the two dimensions. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Based on the elevations provided on T22-M0073 and a wall height of 15’-0” the required perimeter yard setback to the southeast property line is 11’-4”, proposed setback is 10’-0”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
