Please note underground gas line sleeves are to be installed and vented in accordance with IRC Chapter 24 or IFGC Chapter 4.

Site Engineering Comments:
1. The parcel 116200880 appears to fall between the City of Tucson Simpon Wash Floodplain and the Simpon Wash. Due to the volume of flow and nearby base flood data, it will be required that each Conex container be required to be flood vented and affixed to the ground.
2. This will require a Floodplain use permit with elevation certificates. Please start a new FPU at our permit application web page: https://tdc-online.tucsonaz.gov/#/home
3. The FPU permit is a separate permit that can be submitted within the sub-records tab of this building permit on TDC online.
4. For the container, flood venting will be required according to Tucson Code PART II Chapter 26, Section 26-11.2.(8). For resubmission of the building permit and submission for the flood plain use permit, have the flood vents delineated on the construction plans along with a detail showing the dimensions of the vents as well as height of vents above grade.
5. A minimum of two openings will be required for each container. The vents will have a total net area of not less than one square inch for every square foot of enclosed area. Openings may be equipped with screens, louvers, valves, or other coverings or devices if they permit the automatic entry and exit of floodwater.
6. Due to the flood venting requirement, the floodplain use permit process will include elevation certificate to verify the construction and placement of the flood vents.
7. Site Engineering will be unable to approve permit TC-FBB-1125-00127 until the floodplain use permit is reviewed and approved, along with the required construction document updates.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: The Unified Development Code 6.6.2.B states “In all zones, an accessory building shall be built only on a lot occupied by a principal building or use”. This lot is vacant so the proposed storage containers cannot be permitted in the current state of the parcel. If you wish to proceed, either provide a principal building or use on the lot or do a lot combination with the parcel you own to the South. A lot combination can be applied for through the Pima County Assessor’s Office. The lot combination request form can be found here: https://www.asr.pima.gov/Downloads/Forms/ComboRequest.pdf.

2. Comment: As this site is located within the COT Downtown Core and Rio Nuevo Area (RNA), RNA review must be completed and approved prior to zoning approval of this building permit.
