A single-family residence is a permitted use in this zone (Table 4.8-2). The City’s Unified Development Code (UDC), Section 1.4.1.C establishes that before the City issues any approvals or permits, the City confirms that a site complies with UDC standards, which includes a review of the site’s permit history compared to aerial photography to confirm whether or not new construction has taken place. When work is found to be completed without permits, the homeowner must apply for permits before staff can approve any new work on the site. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The site plan provided is missing items that we require for our zoning review. The following link provides the best information on how to create a site plan and includes the elements we need to complete our review: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example . Below is a partial list of what is required. a. Add an engineering scale to the plan, i.e. 1” = 10’-0”. b. Add all structures situated on the subject property to the revised site plan including sheds. Label their dimensions and provide the distances from the structures to their respective property line. c. Include the sheds into the lot coverage calculations. d. Provide the elevations for the new model home: east, west, north, and south per Unified Development Code (UDC) 6.4.4. e. The parcel’s legal description: PTN N 201.63’SW4 NW4 NE4 LYG W & ADJ RD .83 AC SEC 28-14-13. f. The property owner’s name(s). g. The subject property is located within the Hillside Development Overlay Zone. Add this information. 2. The square footage included for Unit 1 is listed on a City 2003 permit site plan for Unit 2 (T03MH00187 ) equals 1,560 sf. The square footage listed on the 2025 site plan shows 2,725 sq. ft. Staff find no permits associated with additions to Unit 1 since 2003. Please verify the square footage of Unit 1. If an addition or additions have been made since 2003, either provide evidence that the work was permitted, or make an application for a new permit to include the addition(s) so the property can be brought into zoning compliance per Additions will require a structural engineer to prepare, design the attachment method, and stamp the plan, because a manufactured home is not built in accordance with the IRC. Until this is resolved, the current request cannot be permitted. 3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
