A single-family residence is permitted use in this zone (Table 4.8-7). RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The final approval of the unit selected would depend on it meeting our most recently adopted Building and Fire codes. As proposed, the unit (which has not been purchased) would be allowed in the MU zone per Unified Development Code (UDC) Table 4.8-7 even though it does not meet the dimensional standards of a manufactured home. Instead, the unit would be defined as a mobile home dwelling. Per UDC 11.3.7.A.2., manufactured housing is a multisectional mobile home dwelling manufactured after June 15, 1976, to standards established by HUD that has external dimensions of at least 24 feet by 40 feet and is installed on a permanent foundation. A manufactured housing unit is considered equivalent to a single-family dwelling. To be considered a manufactured housing unit under this UDC, a wall must be installed continuously. Except for ventilation and access, along the entire perimeter of the unit between the unit and the ground to give it the appearance of a site-built house. The wall must be of masonry construction or similar material. The tongue, axels, transporting lights, and towing apparatus must be moved before occupancy. Anything under the dimensional requirements of a manufactured home is considered a mobile home. 2. A Full site plan will be required.
